Two projects attracting attention in 2026 are Amberwood at Holland in District 10 and Lucerne Grand in District 22. Both sit in established or growing precincts and respond to buyer preferences for space, connectivity and future-ready living.

Location and Neighbourhood Context

Amberwood at Holland occupies a site along Holland Link in the Holland Plain precinct of District 10. The area features low-rise surroundings, including landed homes and Good Class Bungalow estates. Greenery is readily available through nearby parks and the Rail Corridor. Residents gain access to King Albert Park MRT on the Downtown Line, with the future Cross Island Line interchange expected to improve links further. Schools such as Methodist Girls’ School Primary sit within a short distance, supporting family needs. Lucerne Grand sits along Lakeside Drive in District 22, directly beside Lakeside MRT on the East-West Line. The project forms part of the wider Jurong Lake District plans. Residents can reach Jurong Lake Gardens for recreation, while Rulang Primary and Shuqun Primary schools fall within 1 km. The mixed-use format includes ground-floor retail space that supports daily needs. Units aim for good natural light and functional flow suited to different household sizes.

These design choices address current buyer demands for usable space rather than purely compact units. Families often seek homes that accommodate multi-generational living or home-based work without feeling cramped.

Benefits for Buyers and Residents

New launches in prime or growth areas bring several practical advantages. Proximity to MRT stations cuts commuting time and supports public transport use. Access to quality schools remains a priority for many households, as it eases daily logistics and supports children’s education pathways. Nearby green spaces and parks encourage outdoor activity and provide a buffer from urban density.

Developer track records also matter. Amberwood at Holland comes from Sim Lian Group, known for residential projects with careful attention to finishes and layout efficiency. Lucerne Grand is by City Developments Limited, a long-established name with experience delivering mixed-use and residential projects across Singapore.

Early registration for previews often allows better unit selection and awareness of pricing details before public launch. For owner-occupiers, the combination of space, schools and transport creates a stable living environment. Investors may note the limited new supply in these specific pockets and the potential for rental interest from professionals or families drawn to the same amenities.

New projects also present considerations that require careful review. Construction timelines typically target Temporary Occupation Permit around 2030, so buyers must plan for the waiting period and interim housing needs. Leasehold tenure of 99 years is standard for many Government Land Sales sites; buyers should factor remaining lease length into long-term holding plans.

Pricing for new launches often sits at a premium to nearby resale stock. Buyers need to assess whether the new facilities, warranties and modern layouts justify the difference. Market conditions, interest rates and overall economic factors can influence both purchase decisions and future resale or rental performance. Site-specific elements such as orientation, noise from nearby roads or the exact distance to MRT entrances also deserve attention during site visits.

Potential buyers should review the sales brochure, floor plans and legal documents carefully. Engaging a licensed agent or independent advisor helps clarify terms and avoid surprises.

Current Trends in Singapore’s New Launch Market

Demand continues to favour family-sized units in well-connected locations. Low-density projects in established districts appeal to those seeking quieter surroundings, while mixed-use developments near major transport nodes attract buyers who value convenience. Infrastructure upgrades, such as new MRT lines and district master plans, support longer-term interest in certain areas.

Buyers increasingly examine practical features: efficient layouts, natural ventilation, and proximity to schools and parks. Developers respond by offering a range of bedroom types and communal facilities scaled to the project size. Early interest registration remains common as buyers seek priority access to information and unit choices.

Sustainability features and quality of finishes also receive attention, though the core priorities remain location, space and connectivity. With limited large sites available in core areas, new launches in both established and growth precincts continue to draw scrutiny and interest.

Final Thoughts
